What types of homes do we manage?
We have built a reputation on the Coast as being the provider of well-styled, considered, modern accommodation with luxury amenities and thoughtful touches. From our many years of experience, this is what is required to run a successful holiday management property and business for our clients. We do have minimum standards and are happy to have a conversation about your property should it meet our minimum requirement.
What is our average occupancy rate?
Our occupancy rates differ from season to property to agreed strategy across our portfolio. Average occupancy is higher in the warmer months – as high as 100% in holiday periods. We can recommend the best strategy to maximise your occupancy or can facilitate higher risk, higher reward if it is yield our clients need.
What are the steps to becoming a client?
We start by having a conversation about your property, your needs and what you are looking for in a holiday management company. Who takes care of guest communications after a booking is made?
Coast Hosting’s philosophy was built upon guest experience as a priority as this is what leads to optimum listing performance and return. Our highly experienced and trained team are laser-focused on communication with our guests from enquiries to bookings to preparing for guest arrivals and everything in between check-in day to departure and post holiday feedback.
Do I have to remove all my personal belongings? How much stuff can I leave?
Whilst sharing your holiday home with guests is a very popular option for many of our clients we facilitate this by suggesting lockable storage within the property for your personal belongings.
Is the cost of cleaning included in your price?
Our philosophy on cleaning is crucial to the success of the homes we look after. We employ a professional cleaning and linen company which ensures consistency and a high standard of sanitisation which is extremely important to our guests. We do not negotiate on this. The cleaning cost is added to the nightly rate for the guest and is marketed as part of our difference.
Is Coast Hosting Service tax deductible?
Yes it is and details of all costs associated are provided in monthly and financial year statements.
When and how will I get paid?
Accounts are reconciled the week following the end of each month. Payments are made to our clients and detailed statements are sent outlining booking revenue and expenses.
How do I pay your service charges?
Our management fee is calculated on the booking total and is deducted from your income each month.
What are my insurance options?
Talk to your individual insurer about holiday protection options. Insurance providers including Insurance Australian Group Limited (IAG), Terri Sheer and NRMA are now offering supplementary insurance packages tailored to Airbnb and other share-economy accommodation models.
What happens if a guest damages something during their stay?
There are many avenues to property protection against damages which is dependent on the value and the strategy we have employed specific to your property and your needs. Many booking platforms have insurance included. We recommend third party insurance and collect deposit bonds when appropriate. Coast Hosting do not attract the type of guest that would intentionally or recklessly damage anything during their stay.
Are there any limitations, risks or legal issues I should be aware of?
Strata rules in NSW: Short Term Rental (STR) is not illegal. Currently the only way short-term rental can be restricted is by council planning regulations. As Fair Trading NSW declared by-laws that restrict short-term letting invalid. Home owners who wish to let their properties on the short-term market are free to do so within permitted zoning of their council. Within Sydney, various councils have different legislations in relation to STR. We encourage you to review the legislation within your specific council prior to proceeding.
