Handing over a holiday home you love is a big decision. The right manager will protect the home, look after your guests as if they were their own, and deliver returns you can see every month. The wrong one can cost you reviews, bookings and peace of mind. Here’s what to look for when choosing a holiday home manager on the NSW Central Coast — and the questions worth asking before you sign.
01
Specialist or side-line?
Many Central Coast homes are managed by real estate agencies that run holiday letting alongside sales and long-term rentals. A specialist does nothing else: every system, every team member and every decision is built around short-stay guests and the owners who host them. Ask how much of the business is holiday management — and who will actually look after your home day to day.
02
Look at the portfolio, not just the pitch
The homes a manager already looks after tell you a lot. Are they well styled, well photographed and consistently presented? A curated, carefully selected portfolio attracts better guests and protects the reputation of every home in it — including yours. A manager who takes on every property that applies can’t give each one the same care.
03
Check the reviews and ratings
Guest reviews are the clearest measure of how a manager really operates. Read recent reviews across Airbnb, Google and other platforms, and ask where the manager ranks among professional hosts in the region. Look for comments about cleanliness, communication and the small details — they’re what drive repeat bookings.
04
Ask how your home will be marketed
Distribution matters, but so does positioning. Your home should be listed across the major channels — Airbnb, Booking.com, Stayz, Expedia and Google — as well as the manager’s own direct-booking website. Ask about photography, listing copy, pricing strategy through the seasons, and how many guests return or book direct.
05
Understand the housekeeping standard
Cleaning and linen are where a 5-star stay is won or lost. Ask who does the housekeeping, whether it’s a dedicated professional team, how homes are inspected between stays, and how essentials are replenished. The standard should be fixed and non-negotiable.
06
Make sure it still feels like your home
Most owners want to enjoy their holiday home themselves. Ask how easily you can block out your own dates, how personal belongings are stored, and what happens to the home before you arrive. Your home should be ready for you, not just for guests.
07
Transparency and reporting
You should always know how your home is performing. Look for clear monthly statements, an owner portal where you can see bookings and income at any time, and a fee structure that’s easy to understand — including exactly what’s included and what isn’t.
08
Local presence
When a guest is locked out at 10pm or a storm rolls through, a local team matters. Ask where the team is based, how quickly they can be at your property, and who you’ll speak to when you call.
